The facility — agreed at 49% LTV over a five-year term — enabled the borrower to refinance their existing loans, which were maturing at different stages with different lenders, thus taking a toll on mortgage management and limiting the borrower’s ability to focus on other areas of the business.
STB refinanced 90% of the portfolio, with the remaining 10% of debt to be added to the loan as other lenders’ products reach their maturity date.
In addition to refinancing existing debt, the deal included £2m of equity release, which will allow the borrower to undertake energy efficiency improvements across the properties, as well as expand their portfolio.
STB and Aureum Finance completed the deal in 70 days.
