Henry Dannell completes £4.3m bridging loan for Italian property in six days

Henry Dannell, a London-based specialist mortgage advisory firm, has delivered a €5m bridging loan (£4.3m) over a 12-month term within six working days for the acquisition of a property in Capri, Italy.

An Italian national was aiming for a €5m property acquisition in Capri in just a five-week timeframe, requesting a loan to cover the entire property purchase price and a six-month term for repaying the debt.

To present the credit paper in the most advantageous way to prospective banks, Henry Dannell leveraged one of the client’s other properties, valued at €12m, to obtain a reduced LTV to meet the client’s requirements.

The efficiency of Henry Dannell’s expert commercial lending team and understanding of the client’s profile and assets, alongside key relationships with lenders, was instrumental in enabling the client to meet the five-week deadline for their property.

Geoff Garrett, co-founder of Henry Dannell, commented: “This deal showcases Henry Dannell’s extensive expertise in high-value property financing, delivering a complex deal in just six days.

“Through deep understanding of our client’s requirements and assets, we were able to provide a fast solution tailored to their needs.”
