The facility was provided for an experienced residential investor and developer, and secured against three residential properties.
Introduced by Matthew Archer, director at Tapton Capital (pictured above, right), the 10-month bridging loan completed at 75% LTV.
The transaction enabled the borrower to refinance multiple existing facilities within a defined timeframe, with three separate loans requiring redemption simultaneously for the refinancing to complete.
The loan structure provided short-term funding flexibility, while allowing time for the planned sale of the underlying assets.
Timing was a key consideration throughout the transaction, with the borrower being based overseas for the duration of the approval and completion process.

The transaction was completed by Richard Winston, lending manager at Recognise Bank (pictured above, left), who commented: “This was a refinance that required careful coordination due to the number of assets involved and the need to redeem multiple facilities at the same time.
