New commercial lender enters market with £450m of institutional funding




Commercial real estate lending platform Waypark Capital has launched with £450m of institutional funding to originate small and middle-market commercial real estate loans in the UK.

 The new London-based lender is offering borrowers loans that range between £2m and £20m, with LTVs up to 75% for acquisitions, refinancing, and asset upgrades.
 
Nicolas Vocos, CEO at Waypark Capital (pictured above), said banks’ hold over the UK real estate credit market has diminished considerably over the past 10 years.

He predicts this trajectory to continue as a result of pandemic disruption playing a part in tighter regulation and a lower risk tolerance from traditional real estate finance providers.


"Our lending platform is uniquely positioned to capitalise on this opportunity, particularly as the real estate industry looks to a net-zero carbon future that would require significant funding to upgrade the UK’s commercial property stockpile to meet current and future requirements," Nicolas said.

Waypark Capital concentrates on relationship lending and a simple approval process tailored around the customer that stresses on speed and execution reliability.

The lender’s pipeline already exceeds £150m of loans, and the business is on target to close several transactions next month.
