Bridging deals of the week




In the first of the series, we catch up with Regentsmead to hear about a particularly notable bridging deal.

Countries, companies, banks and individuals are all facing problems when trying to raise finance in a highly illiquid marketplace. But, lenders who are not reliant on external funding are still in a strong position to provide the necessary financial assistance for their clients. Long established North London lender, Regentsmead, is one leading example of a company who has successfully weathered the turbulent economic climate whilst maintaining a first class service to the property developers and brokers it supports.

Recently, Regentsmead was contacted by John Harding, a commercial finance broker. John was approached by Antony Antoniou, a developer who was finding it increasingly difficult to obtain funding for a project in Northamptonshire. John phoned Regentsmead on a Monday afternoon at 4pm and after receiving the client’s details, immediate contact was made. The borrower completed the application form before the end of the day and the facility was immediately approved. The client came in the next day to sign the offer letter - all of this took place in less than 24 hours which in today’s market is practically unheard of.

The client purchased a site for £46,000 with full planning for a four bed detached house – build costs of £120,000 with an end value of £300,000. Regentsmead agreed to provide a facility of £120,000 for the build costs.
